Believed to date back to the late 1800's this charming character cottage stands on its own and enjoys beautiful secluded gardens to the rear which back onto natural woodland. The property has been well maintained by the current owners and benefits from spacious rooms which are surprisingly light and airy considering the era of the property.

You enter the property via the stable door which opens onto the entrance hallway. Finished with slate flagstone flooring, this area leads off to the dining room and sitting room with stairs rising to the first floor accommodation. The triple aspect sitting room offers a peaceful setting with its solid Oak floor and Victorian fireplace. The dining room is a welcoming area and provides access to the kitchen/breakfast room. With its exposed stone fireplace and inset wood burning stove, this fabulous room enjoys views across the garden and also has an opening door, which leads out onto the terrace. The kitchen/breakfast room has been upgraded by the current owners and features an oil fired AGA which definitely creates the focal point within the room. For the more modern conveniences, there is an additional gas hob, which has been set into the polished Granite work surfaces. With ample room for a breakfast table, French doors lead out onto the terrace.

Leading upstairs, you are welcomed by a light and airy landing which has wooden doors leading to the bedrooms and the bathroom. The double aspect master bedroom is incredibly spacious and features a working wooden fireplace and enjoys beautiful views across the garden to the rear and the paddock to the front.

The third bedroom is a quiet room and would easily accommodate a single bed. The fourth bedroom is another light and airy room and is currently being used as a study and music room. From here, there is access to the third bedroom which is a beautiful double aspect room, and enjoys the added benefit of an en-suite shower room. The family bathroom is also positioned on this floor and has a feature stone wall to one end.

To the front of the property there is a lawned garden area which is enclosed by a manicured hedge. The rear garden is predominantly laid to lawn and surrounded by mature trees and a number of well stocked herbaceous borders, which extend to the nature reserve. There is a central pond, which is bordered by an array of shrubs and flowers. The paved terrace, runs along the width of the house and has central steps that lead down to the lawned garden. Located to the side of the property is a low maintenance garden area which leads to the garage. The stables are positioned to the other side of the property with a spacious parking area to the front. The stables are of timber construction and divided into two loose boxes, with power and light connected.

Positioned across the lane is the separate paddock measuring approximately 1.94 acres. Bounded by Cornish hedging, the paddocks are suitable for vehicular access. In the upper area lies a field shelter with nearby gateway. In the lower section you will find the well stocked orchard and a further area which comprises of 10 vegetable beds with established asparagus, rhubarb and soft fruit crops.

This truly beautiful cottage offers the discerning owner the opportunity for peace and quiet, yet still within easy commuting distance of local amenities and nearby towns.

OWNERS COMMENTS
When we first saw Church Cottage it was love at first sight. We were immediately struck by its beauty and the atmosphere of peaceful seclusion. Its rural nature means we feel a million miles away from the hustle and bustle of city life, yet conveniently it is only a short journey for a pint of milk. Our road serves only Church Cottage and our two neighbours, so traffic is minimal and it is only a short walk to the shore of Kingsmill Lake and the Tamar estuary with wonderful footpaths on our doorstep.

Our little bit of Cornwall is a haven for wildlife. Not every house has a Natural England reserve at the bottom of the garden and we will miss many things about living here such listening to the dawn chorus through an open window or watching barn owls hunt over the marsh at twilight.

In our time at Church Cottage we have enjoyed the house and the land through the changing seasons. Our cottage has been cosy in winter and, with the doors open onto the terrace, a lovely place to relax and socialise in the summer. One of our paddocks is used as a vegetable garden and orchard including apple, plum and damson trees. The soil and climate here make for very fertile growing conditions and we have been rewarded with wonderful crops of fruit and vegetables.

Within the parish there is a tremendous sense of community spirit and it is a village bustling with activity. Unsurprisingly for a village located on the banks of the Tamar, the sailing club provides a social focus and we are also blessed with a very well-used village hall which hosts concerts, ceilidhs, flower shows, village evenings and regular film nights.

We have enjoyed a wonderful life here and are sad that work is dragging us away from such an idyllic place. We will remember our time here with great fondness and hope that you will enjoy living here as much as we have.
